Landlords are required under Gas Safety (Installation and Use) Regulations 1998 to ensure that gas appliances in their properties are safe, and to keep a record of this. This record is known as the CP12. The penalties for failing to comply with this requirement are severe, landlords have been handed prison sentences for failing to ensure that gas appliances are maintained properly.
