An Electrical Installation Condition Report (also known as an EICR) replaces the PIR (Periodic Inspection Report).
An EICR is a formal document that is produced following an assessment of the electrical installation within a property. It must be carried out by an electrician who is part of a competent person scheme. All electricians who work with Fixington are registered with a competent person scheme.
An EICR can be completed to satisfy any concerns that you have about your homes electrical system. They will also be accepted as proof that an electrical installation is safe. One of the most common reasons that an EICR is requested is for rental properties to prove that the electrical system is safe.
It is recommended that the maximum time between EICRs for rental properties is 5 years or the end of the tenancy in place when the last inspection was completed, however, a full inspection may not be necessary following a short tenancy (e.g. six months). A visual inspection should be completed by yourself or your agent to confirm that the property is safe to re-let, however, having a new EICR completed will give you peace of mind.
